On October 10, 2007,
Torco Development Inc. amended the covenants for the 2nd Addition
Phase 2 of Mission Park to allow Heritage style (fake shake) asphalt
shingles. Under the “info” tab, there are links to the details of
proposed roofing covenant changes along with the existing covenants
including the recent amendment. In order to change the covenants for

YES:
The
signature
page must be completed. Please sign the top
line, print your name & lot number, state of Nebraska & County of Douglas.
This page must be notarized for it to count as a
YES vote. For example,
if your home is owned jointly in the name of both husband and wife, both
spouses must sign for your YES
vote to count. Most banks have notaries and do not charge for this
service. In our mass mailing to all homeowners, we included a postage
paid envelope to return the
signature
page. If you have lost the postage paid
envelope, simply send it to Mission Park HOA; Attn: Roofing Covenants;

clearly write your name & lot number along with the word
NO on the

page and mail it to the Mission
Park HOA address listed above. A
NO vote does not need to be
notarized.
Please return your signature page ASAP. Everyone must respond. If you would like to volunteer to help in collecting signatures in a door-to-door campaign, please contact roofing@missionpark.net. We really need volunteers who are notaries. To emphasize the importance of your vote, a homeowner residing in the 1st Addition Phase 1 recently found out that their roof needs replacing due to normal wear and tear which is not covered by insurance. The replacement cost of a cedar shake shingle roof is more than $15,000 higher than a Heritage style fake shake asphalt roof. Many of the older homes in the 1st addition Phases 1 & 2 and 2nd Addition Phase1 could be in that same situation unless we act now and vote. Roofing Update
Review of shake shingles as a product, the following was offered:
A recommendation was placed before the board to alter the MPHO covenants to accept the 50year Heritage Asphalt shingle. This shingle is similar in look to a shake shingle but made with synthetic materials.
The proposed new wording of the covenant change. In quick review it stated:
There was a “window” left open in case a newer product comes on the market that would be better and possibly cheaper. This new product MUST be approved by the board before using.
The developer’s support the new 50 year shingle and he will use on any new homes built. The developer has also had another builder in the development to change to the 50 year product.
There is no time line to when the vote needs to be completed but all agree the sooner the better. The board will be meeting in 2-3 weeks to review and determine the next steps to take to complete the vote.
Landscape Update
MPHOA is working with the landscapers to develop the 2010 plan to update
the entrances. Much of the plant material and trees have reached their
life expectancy and need to be replaced. It is the board’s goal to
complete one entrance per year till all are completed.
